We have been RE Investors for about 12 yrs. Jill wanted to get into it after our son, Joe was born & she left Fed Ex. We bought our 1st 2 fam for 90K cash, re-did kitchens, baths, paint, carpet & did a re-fi(appraised for 150K) Paid ourselves back & put an additional 10K in our pockets & still had a $300/month cash flow. That's when we knew there was something to this... We bought 2 more properties & had $ 3000/month positive cash flow.
I owned a home heating oil co.that was doing very well, but a lot of hours, so I retired in 2000 at 45 & then moved to Fl. in 2001. We have done 57 RE transactions, which include vacant lots, fix & flip houses, lease options, & "spec homes". We love the freedom it has given us, we only work about 3 months
per yr. & used to take 2 month vacations in our bus motorhome all over North America.
We came in 3rd place in Dean's contest & attended the Edge 2009 Event. We have had the privilege of participating in Dean's TV commercials & latest book, Profit-Your Town.
We are "old school" investors, but are looking to partner up with some other

55+ communities in Citrus county florida

Wow, it sounds like real estate has been treating you well! I have family that lives in Crystal river florida. Its such a small world. Anyway I keep seeing cheap properties for sale in the 55+ communities. Can someone below the age of 55 purchase one of these properties and rent it out to someone that is 55 or older?

Also if the person living there is 55+ can they have someone living with them that is below that age?

Just curious to the rules in those communities. Kinda seems like it might be a profittable niche.

Hi There

I've done a few deals in Canada myself so I'm an Old Hand at this. However, I am branching out to Florida where the Bargains come to you.
I bought one REO already and have a second under contract. Others come to me from a very good Realtor source....
I need help with the refinance. As a Canadian, I cannot get a US Bank Loan.
I need to get my Cash out of these deals since I don't plan on two deals only.

How could we work together on more North Florida REO's so we all win?

I am not sure if you told the owners you wanted a lease with option or if you had the property first and the buyers wanted a lease with option. Maybe you can PM me and help me to better understand, I feel like I am missing something. You must have perfect credit also, with the both of you doing it together I guess that helps. Hey, I love horses too!

Probates

Hello,

I read your post on probates and wanted more information can you please list your how-to with probates. It seems like a very viable option and we are interested in going forward with this. I would be grateful for any advice. If you have a letter that you use would you be willing to share it or even a script you use to talk with the heirs on the property.

I am 48 years old. Bought some of Dean's books and Foreclosure package.
Now I have this Professional Marketing International(PMI)banging on my phone wanting me to give them $319.00 to start and sign-up for about $5K of coaching etc... Thay claim to be partly owned by Dean. Scammers? what say yee?

Don't you miss the oil biz?

Just kidding...my husband and I own a home heating oil company in Cape May, NJ. His grandfather started it in 1938. I want to be doing what you are doing!!! We actually just sold our 40" diesel pusher...we are used to taking the summer to travel a bit. I read your story in Deans book and I was like reading our story. I read it to my husband and put our names in place of yours, "Chuck & Barbara" we were cracking up..The rental property we have now, conventional purchase, is not cash flowing. The property taxes have doubled and I have it rented for 2100.00 I keep telling my husband we need to sell this company and do rei full time! He keeps saying yeah yeah yeah, but I am serious. Maybe your story will finally convince him. The Oil business isn't getting any easier thats for sure. Maybe send him some words of wisdom from a successful rei. He needs to know we can actually make money like the oil company brings in. I too, also purchased the SFL system and I really need someone to just get it set up for me. I had no idea how complicated it is. I also am not that computer savy. Well much continued success and maybe we will meet some day!

I am a driven person that have seen the world. I purchase this book to better my future. Therefore; I am so ready to know the next step Dean has for me to do, should I Post ads, check the website, and tell my network of friends, or post up signs around town. My question is: When I do this should I be doing more to generate more buyers, contacting sellers, and realtor groups at the same time. Help! The book gives me awsome tips instead of Detail steps, if I would like to do "No money down"?

I am aggressively searching the SW florida market as well as Palm beach co. on the east coast.

I see a lot of condos in the west palm beach area with great cap. rates and high Potential ROI... Just scared I guess cause I am still in NJ where all my contacts are.

Also...What is your guys opinion of the Cape coral / Ft. Myers area ?

And would love to partner up on a property with you guys if you are willing to mentor a Newbie ! : )

Lets say i have the property under a flex option, and i find an interested buyer ready to purchase, how do i go about going through the final process so i can get paid? im stuck, anyone able to assist me on this one? i think im just missing a few pieces to make this puzzle a full picture. Im also a little confused as to who will be paying me buyer or seller?

I'm currently in Afghanistan and will be moving to the Tampa, FL area to attend school, and achieve my dreams of doing my Real Estate Investing..I remember reading about you last year, I had bought my first property in 2010 and then faded away from the DG life due to still being stationed in Hawaii and it's just to expensive to buy properties left and right, and I never found anyone to do business with that were willing to be humble and help each other out, first person I decided to trust, kept $10k from me, and moved away, it's long story, but I lost trust to do business with locals here in Hawaii..I'm willing to open up again, and would love to meet you and learn more of FL from you..do you think this would be possible?hope to hear back from you..

Tho I have been healthy all my life, the last year and a half has made up for it. I am just recovering from a heart attack..I refused open heart surgery and had 3 stents implanted instead. Doing fine,,just tired all the time and sleep a lot. I have kept up with dean's books and ordered The Edge 11 c.d.s (my son bought me The Edge 10 c.d.s.) and his latest book 30 Days to RE Cash..so will be needing a Mtge. Brkr. on my Team!! How generous of you to share..I was wondering how I could manage to find one as good as yours here in West Palm Beach, FL. Your success in RE is awe inspiring and I'm hoping 12 yrs from now I will have an equally inspiring RE busines.
I will be whlesaling my first 6 Deals and then hope to have enough money to Nuy and Hold a deal..I would like to have 3 amazing deals to leave for my children and prove to them they can do this, too. Thanks so very much for your help! D-LO
