Hey DG family...I just started out a little over a month ago and have been having some trouble finding cash buyers. I posted a few different ghost ads for properties in different areas on craigslist.org and haven't received a single inquiry about them yet (some of them have been up for 1 week and others for 2 weeks). I've also attended some real estate investor networking events in my area and find that I'm meeting more wholesalers than buyers at these events (although I'm still going to continue attending more events because I'm sure I will find cash buyers eventually). Does anybody have any suggestions that I can use?
I'm considering using the Every Door Direct Mail service that's offered by the U.S. Postal Service to send out marketing materials in areas near me where people have incomes over $125,000. Has anybody used this option in the past?
I think you're gna haveto get your list of homes in the area that've sold for cash in the last 90 days from your real estate agent to start building your buyer list. Have you thought about calling all the "For rent" signs in the newspaper or in your town? It's a good way to ask if they're either selling any properties they have or if they're buying homes. There's nothing wrong with having other wholesalers on your list, esp if they can work with you on your deals bc of their buyers.
Thanks for the insight. I started working with a Realtor to find deals, so I'll request a 90-day cash sold list. I'll also start contacting listings in the classified ads of local newspapers. I've kept the contact information of the other wholesalers that I've met because it's always good to make new contacts...I just figured it would be good to have some cash buyers of my own too.

If you haven't received a call from your ghost ad is because your asking price is too high or you don't have enough information about the house on the ad. Your ad should be a such a good deal that you will receive calls all day. So tweak you ad up until you get them calls. Also another way to find buyers on craigslist would be to call for rent ads and ask if the person are they're interested in buying more properties, either they are going to say yes or they might say they are looking to sell some of the properties that they have. You can do the same thing with your local paper or driving around your area and calling for rent ads.

We are in the same position. Our area has very few properties and we have directed our search to the Southwest part of the county. Now looking for buyers in that area, noticing that it is harder to contact and attend anything.

We are actually going down to Arizona to set up a team that can place our bandit signs and forward info. Working on phone calls this weekend, will be at the Buyers Summit the following week in Las Vegas. Hope to have a couple buyers in place before attending.
