I have purchased Deans books but I'm unable to locate them. And I know it had some of the answers in there.

Keywords to look for in listings are as is, needs tlc, handymand spcecial, fixer, diamond in the rough, sweat equity, vacant, price reduction, no repairs will be made, etc.
Websites to locate props are Zillow, Trulia, Redfin, Realtor.com,
