Renter don't want to buy/ Owner ready to sale.

hey guys.
I have a situation I need help with. To make a long story short, I was talking to one of my coworkers at work and she was telling me how her did lives out of state and owns a house in the town right next to use. He is renting the house to a person that wanted to buy it but now that they bought a new car the bank will not loan her the money for the house. The owner is ready to sale because he needs to use his va loan to buy a house and move back. I don't know how to handle the situation with someone living in the house and he living out of state. It would be kind of hard for me to go by and look at it. Can I get some help please and thank you.

1.Contact the owner and tell him you are interested in buying his property but need to see the house.

2.Have the owner call his tenant and set up a showing time so you can go by and see the property.

3. Go by and see the property.

4. Run your numbers and make the seller an offer.
