So I may have financing for my first deal... Looking. To buy a foreclosure in Pennsylvania and I have to figure out what are my responsibilities after I buy the foreclosure apart from property taxes and any possible code violations

I have two exit strategies in mind

You have to also take into account (correct me anyone please if need be):

Whats your holding cost? for its not just taxes but insurance, etc...
Any liens on the property?
repair cost to arv status?
how long are you going to hold?
Buying for your own residency or buying to lease out ( Be a landlord!)
And if this one fails then KEEP ON TRUCKIN' (Keep on going and try again)

That's just a few quick things off the top of my head.

You are right those have to be taken into consideration , not sure if you can view inside a foreclosure when it's the county foreclosing ( yes I know it will be a bidding war )

Insurance I will look into....... ( part of the fun right? It cost us nothing to ask questions most of us do not even leave the comfort of our own home)

Not sure how you take into consideration holding cost ( since there will be no specified loan attached to this property (will not disclose my source of Capitol )

Part of the fun of purchasing is figuring out if it is the bank foreclosing (the main lien holder subsequent lien holders are wiped out , that's why research is key ! )

Repair cost mmm ( drive by the property and take pictures get qouted for the most I can do, this isn't easy but it's part of being an investor not everything will be easy and not everyone will be helpful question is will it be a pebble or will you make a mountain out of those obstacles?

One of my exit strategies is residency the other I will mention later if I need a third option

ARV is taken into consideration when purchasing according to the bidding if we get boggled down by micro problems we will not address the macro that needs our attention now

I guess holding costs if you are interested would be turning on utilities water,garbage removal,etc
