I need help! Please! I have a fsbo person who called me off one of my bandit signs and I want to know which contract to use so I can buy the property from her and do a double close with one of my buyers.
I found 2 contracts on this site, the first one is the agreement to purchase and the second one is the purchase and sale contract.
If you would, can someone tell me if there is a difference between these two contracts. and is there a simple way to fill them out. There seems to be quite a few items to fill in that I'm sure I don't understand.

On this particular deal I

On this particular deal I see a lot of meat on the bone and rather than making 5K I think I can clear almost 50K so I don't really want to get into it with a buyer if they think I'm making too much money on my end they might try to back out of the deal.
They stand to make almost 150K on this deal so I don't think it's a bad thing to get my share of the profit.

CAR contract

Assuming you are in CA. If you are double closing, you could just use the standard California Association of Realtors contract and strike out the parts that refer to agents and commissions. Do you have your transactional funds lined up? Your transactional funder will most likely require you to have a business entity such as an LLC in order to fund the transaction. First Tuesday also has investor friendly contracts for CA. It is form 157.pdf on their website where you can download it. Not intended to be legal advice.
