A Little Help From My Friends

OK...I just finished reading one of Dean's books and have begun to look around at property and etc as I drive. I have been driving by a FSBO twice a week for over 4 months. Today, I decided to stop and peek inside. I could only see through the windows, of course, but it looks really good on the inside. I jotted down the numbers on the sign. I wanted to get some info and numbers in my head before I made an attempt to contact the owner. When I type the address into TotalView, it gives me a property in another state. How can I get an estimated FMV if it does not pull up on TotalView?

Property lookup

Use your property assessor's website and look up the information (comparables-search nearby streets with similar properties, owner's name, price brought for) on there.

on that website....the 2009 market value is DRAMATICALLY below what I ever expected...now I wonder what the owner is asking.....

That has happened to me as well.I just entered the property info directly to zillow and cyberhomes and the info was there.

I printed the report that was on the website.

It shows title transfers as below (names changed):

Deed date in 1997 with grantee John Smith
Deed date in 2004 (Warr. Deed) with grantee as Smith Trust

Wonder if this house is paid for? hmmmmm Smiling

There was a FSBO sign in th eyard today and I got the numbers from there. I plan on calling tommorrow and speaking to them. I just wanted to get some info and numbers in my head first. Now I have to jot down a list of questions to ask. I think that was in the book.

Good luck with taking action and pursuing this FSBO. Another idea may be to look in the local area and see what other similar properties are currently listed by real estate agents. Piuk one of the MLS listings and call the rea lestate agent. Ask them questions about their similar listing and then request if they can email you all comps for similar homes that have sold in that area during the past 6 months to 1 year. This should provide some good information to comp the FSBO that yo uare considering. Believe and Achieve! Smiling - Joe

Thanks a lot Joe. The worst thing that can happen is that it does not work out. So what, look at all I am learning and look how much more I will know when I pursue the second one.

I also have my eye on a piece of property where the owner owes back taxes and has to either pay the taxes, sell for what she owes or turn the property over to the city. The property has an old house on it that has been posted with a condemned notice. The house has no real value, but the property is part of a rezoning and will be commercial property soon. I am going to get more information on the condemned notice and what that would mean for the new owner.

Condemn notice

If there's a condemn notice its likely the structure is unsafe and needs to come down. Run a title check and make sure there aren't any liens against the title.

no go...

The piece of property with the tax burden is a no go. The owner only has until 5pm THIS Friday to sell the property and the city said that the new owner would have to demolish the house to be in line with the condemn order. The demolishing has to be done by THIS Saturday. That's moving a little too fast for me. LOL
