hello Jersey

my name is ted and i live in south jersey, im working on wholesaling properties in burlington county.
i may have a couple of properties that i can show you.
I have a quetion, hoping you can help me out. i have a property im looking at,it needs a lot of work and it is going cheap. i contacted the seller and he is a realtor/investor. the house is HUD, i told him what i was doing and he tells me i need proof that i have backing from investers. getting the proof is not a problem, my problem is i want to lock it up before i show it, i got burnt on this before. for me to get the proof i would have to show it to the investors first. any suggetions?

First of all he is a wholesaler and Investor? Well then there won't be enough equity in that for me, I can almost garentee you that now.

2nd Burlington is a little too far for me right now. I am looking more
in Morris, Passaic, North Essex, Somerset, Hunderton, and maybe Hudson, and Union right now ...

My FMV is $323,959.00 for that property and I only go by mine because it's very fair
Besides that property doesn't have enough equity for me at that price.

Wholesaleing or Investing everyone?

I am confused with those saying they are wholesaleing and need to
sell properties to buyers.

When I think of wholesalers I think of assigning/wholesaleing properties to
investors who will then renovate and sell to buyers.

I am an investor who is looking for properties from my agents or
my wholesalers.

My agents are putting in my very low offers to the banks and my
wholesalers are getting their due diligence done, which is actually
better for me, and they are assigning me properties with plenty of
equity in them after repair.

I don't need to know FMV as I run my own comps or ARV which is FMV to me
since I would also like a ruff estimate of rehab needed ... Just a ruff
estimate since my contractor will be there with me and give final estimate
of the work I don't know myself ...

How to get around your buyer going around you to buy the prop.

I was reading a RE book about that same topic and what that auther use was he made an agreement with the buyer that he can't go around him to purchase the property that he shows to his potential buyer. As a matter of fact I will go in my bookstash and tell you the title of the book and the auther. I will also give you the name of the contract that was use the name of the contract is call a "Nondisclosure and Noncircumvention Agreement" What it does it gives you protection with potential buyers of a property that you have not yet tied up with a real estate contract.
