also once found do I just go knock on the door and explai who I am and what I do? then try to get them interested enough to give me the info? Or could I drop a letter and a card in the mailbox and leave the ball in thier court?

I have the same problem. They are very hard to find, but You have to keep consistent and to keep making progress. Don't worry about it you will make progress.
Try craigslist. I sometimes read posted under REAL ESTATE section about shortsale list. Or you can try your search on that page. Type the keyword "short sale" click search. Or perhaps, on the "wanted" section, you can post something that you're looking to buy shortsale deals. (just be careful for spammers, but this is one best place to search) Hope this helps. LA

I would say a great way to locate short sales would be to go to your local courthouse and find out what publication that the notice of defaults are published in. This will give you a list of people who are atleast candidates or eligible for a short sale from their lender. When you get this list you could send them a direct mail piece that is very general that could state "private investor will be in the area on Saturday Feb.20 from 1:00 - 4:00 p.m. to speak with homeowners who are interested in selling their house!" insert your business name one the mail piece and a phone number to reach you back with a P.S. stating "If you would like to schedule an earlier appointment with a representative for a private meeting please call ASAP"
Then you will need to show up on the day included in your mail piece dressed professionally and go directly to their house if they had not contacted you. Your opening line when they answer the door will be - "Hi my name is BOB with pinnacle investments, our company had sent out a mailer this week to let you know that I would be in the area today - Did you recieve that information?
Remember, this is a delicate situation, it is very possible that these people are very embarrassed about this entire ordeal and will not want to be approached with this matter head on. This approach will allow them to freely discuss their problem with you and not feel like you are there to take advantage of the issue they are facing. You can see if you can help them or try and solve their problem with the lenders assistance. Educate them and let them know that they have options instead of forclosure.
