Assigning REO's and short sales?? Help!!!

Now adays banks don't want to accept offers with "and/or assigns," or a land trust, how do I get around this??? I know I can always do a double close but I'm having a baby soon and don't want a deal to fall through because I can't make it to a closing. I would much rather assign these REO's and short sales. How do I get the bank to accept my offers for this? Is there a loop hole any of you know about?? Thanks guys!

No I don't think there are. Its either they do or don't accept only because banks have gotten burned by 'assignments' and last second end buyers backing out and the 'assigner' not able to buy because they never had the money to begin with.

If you're the realtor, wouldn't you get your commission from repping the buyer???
