I've been talking with a FSBO guy about his property. He wants 100K and after running the numbers and whatnot, I told him I would only be able to offer around 80k. He wasnt too thrilled as he's already made up his mind about the 100k. Then today he emailed me and asked if I would be interested in doing a land contract.

Im not familiar with a "land contract" -Can someone please fill me in?

Good looking Dayton, Ohio, 3/1 duplex on both sides

Hi, My name is John Tice and I am a investor and found a duplex in Dayton, Ohio and it looks and seems like a really good deal, Zillow shows the value of the house at 64,000, but I am looking at it as a rental. I have done my homework and a 3/1 goes for around 650. per month in this area, I have several questions in to the seller as to what stays what goes, what type of heat does the house have, I need to know if it has separate electric meters and separate heating systems and the overall condition of the place. I plan to burn the phone up tomorrow and see if I can find a home inspector just to go by look at the house and give me a analysis, I have about 3 days to get this done and wondering if anyone lives in the Dayton, Ohio area and would consider doing a paid walk -thru for me noting any deficiency and a list of any thing needing doing before renting the property. I live in Florida and I know renters laws vary state to state but as I said this is under a time line and I need to find someone fast to do a general walk through turn the stoves and faucets on, flush the toilets etc and see what the interiors are like I am willing to pay you for your time and efforts if I cannot find a pro, I need to know as much about this house as if I walked it myself taking many pictures of the various rooms and noting any problem incurred. Land Contract

Ryan; a land contract is a way for you to pay for the prop. over time. a lot of sellers won't. so it might be worth checking into. search the forum under "land contracts" for more info.
