I am looking for a script or list of questions I should be asking of my prospective team members and clients. I did find something on foreclosures, but not what I am looking for. All help is greatly appreciated.

If you could be more specific on what team members you are wanting question to ask them. For example if you are talking with a buyer you want to get there criteria of what kind of property they are looking for.
what area
bedroom / bath
square footage
price range
amount of equity needed
how many deals per month can they handle
how much rehab are they will to do
Also ask them about the last deal they have done, it will give you a good idea of exactly what they are looking for.

The reason is because I am all the time finding great wholesale deals on single family resident and occasionally “commercial property’s”. I am building my buyers lists so I can wholesale these deals to my buyers. I would like to add you to my list of “VIP” buyers. Are you interested ? (YES / NO ) could you give me some of the details of what you are interested in purchasing? If I don’t have it, I will do my best to find it for you.”

b. “How often do you buy?” (Frequency)________________________________________.

c. “How fast can you close on property?” (Are you a Cash buyer, or do you need financing, etc.)

3. Get property criteria

a. “What kind of neighborhoods do you buy in?” (Low, middle or high)

b. “What’s your price range?” (100k-125k, 250k-275k, etc.)

c. “How much equity do you need to buy the house”? $_________________________.

d. “What size of homes do you buy? “(sq ft,_______ # of beds ______& # of baths)_______.

e. “Do you work with rehabs?” (if so, what type and how much)_______________________.

4. Close conversation

a. “Thanks so much for your time today. As I’m out looking for property for other buyers, and see some
that match your criteria I’ll give you a call back.”
