I have been on this site for about a year now and
have been working on getting started with buying
foreclosures.
I have met a lot of people including other investors,
money lenders, Realtors, etc

I had to basically give up because I don't have a
license right now, a car, and my money lenders
want to invest close to their area which is Burlington
county NJ.
I have a great contractor out there I use to work with, that they will let do the work for fix and flip, and they will put up all the funds, but want to get 50% back after getting back what they put out for rehab.

I am just finishing school for
graphics and web design this Thursday

I am new here as of today. I am confused about what your posting is about. I have been investing 20 years now and am lucky to do this full time.
I have been where you are at to some extent. What is it that you need? Your investors want to invest close to home, well, how come your not using the power of the internet to locate deals in that area for these investors?
