how do i get a list of pre foreclosures?

Pre foreclosures

Go to the county website or to the courthouse itself if they don't have a website and look up the notices of default. Do it once a week and you will have plenty of pre foreclosure leads.

Notices of Default

Hi Michael

Notice of Default.... AKA Lis Pendens, am I correct in saying this?
Looking up this info on local online court documents is easy enough, the listing gives the defendant....AKA Home owner and the attorney info.
Armed with these names how do you track down the home owners address to send letter or post card to letting them know you may be able to stop the pending forclosure?

Notice of default, Wes

In Colorado it is called the Notice of Election and Demand, depends on the state I guess. However any notice I have seen always includes the owner and the property address. Don't know how it is where you are at or if you looked in the right spot. I would call the public trustee and ask! If they don't know they will direct you I am sure.

My NOD list

My Nod list I get from my local title companies always shows an auction date. Does this mean these homes already went into foreclosure?
Is this list different that the list you mentioned Michael?

Nope, same list. The title companies have the same info.
These houses are in the pre-foreclosure state. They still belong to the homeowner. As soon as they go to the auction, they are sold to a bidder or they go back to the bank. At that time they are now foreclosed on and are sold at auction or they go back to the bank if they do not sell at the auction. Now they are REOs. In some states there is a redemption period that if the homeowner pays the dept in full they can regain ownership after the auction. Usually 24 to 48 hour time frame I think. Colorado is a non redemption state. When the auction is done the owner has lost his property and the foreclosure process is complete.

in washington county ohio i can take a name and go through the county auditors website and do a search to find any and all the properties that person owns!

how often are they updated?

in my county they have these huge binders with copy of the notices; but there are so many it is hard to sift through them... and thy are heavy too!

Hi I have a list of pre-foreclosures from a title agency. I'm wondering which owners should I send postcards to? Would an investor want a home on the list that says it's est.val is 56K but the loan is 129K? or should I only focus on loan values that are lower than the est. home value? Any help on this is appreciated I just found out about these a week ago I have buyers that I can assign these to but I'm unclear on which properties on this list they would jump at.

If you were buying a property from an investor would you buy a property that's value was 56K but the loan on it is 129K? Or would you want to buy a property that has equity? Just step back a minute and look at this scenario.

I found a site to get pre-foreclosures

they were showing up here faster than my realtors program was picking them up. I think it was $29/mo, i threatened to cancel and they cut it in half. Link is in my sig line.
