MLS vs Non-MLS

I have been searching from homes to buy and have come across several homes listed in the MLS. I have placed a few homes under contracted listed on the MLS, my dilemma is that I cannot find an end buyer from them. So I had to back out of the contract When I speak to investors the first question is, "if it's listed"? When I tell then yes I do not hear from them again. Why does this matter if its a good deal? Should I focus on non MLS or just go after the best deal?

Build your buyers list first, because once you have serious buyers that can perform, it is so easy to go out and find what it is that they are looking for. It might be a situation where these investors that you have spoken to, may be waiting or trying to anticipate the deal that you have falling through, and then they can come in on the back end and try to acquire the property. There are some people out there that would want to save themselves a couple of grand with the assignment fee, which is silly, but is reality. So stick to building that strong list of buyers that can perform, and the rest will happen.

The reason

If its been on the MLS for 6 months and hasn't sold, its because no one wants it. Assume that most investors have seen it and passed. The best are those that have been on less than a month. Less have seen then.

Investors want non-MLS because its easier to sell to those who haven't also seen and everyone wants a deal and in a personal way, something no one else has. What you always want is control. Granted you may have a contract on a property, but what would prevent a buyer from saying "i'll pass", get the realtors info, and bypass you???

Nothing. How would you know they were in discussions or they didn't tell their friend who you didn't know to buy it around you??? Nothing.

But when you have a contract from the direct owner and they know it, that puts you in the drivers seat and allows you the option of who you want to sell to for whoever 'takes care of you'

I recommend non-MLS properties
