Has anyone done any Bird Dogging at Foreclosure Auctions

I was speaking with a small group of people recently and someone brought up the possibility of Bird Dogging at Foreclosure Auctions with no money or credit. I was wondering if anyone has done any of this or heard of this and could give me a little info. It seems like a great strategy if it can be done, but most auctions require you to have the funds prior to registration. Any info would be appreciated.

I didn't understand what your question is. What I mean is that bird dogging is finding properties with good numbers and selling that info to the investors. I go to auctions and have met investors, mortgage brokers, and others there, and it is an excellent place to get business cards! But the auction is where they are buying homes.. Not sure how you bird dog there for an investor. I wouldn't be buying a property at the auction and hope an investor wants it. So how do you do that at an auction?
Or did I miss something in the question?

Funny you should mention that

There was a webinar this evening addressing that very thing. They had good information and of course a system they were selling.

If that is something that you would be interested in, it sounds like a good way to go. There is money and contacts to be made that way. Me, not having done my first deal yet, bit the bullet and went to an auction just to watch. What an education!! I still have so much to learn before I would jump into that arena.

The thing was you would be going on behalf of someome you already know as an investor. They would give you the necessary means of payment for properties you would go after on their behalf. They had a whole document system that was part of the bird dog at foreclosure auction senerio. Also a way of joint-venturing with the investor in order to have the financal access to bid on their behalf. Again this system had a lot of useful information.

Good luck again if you do go that route, it would still be interesting way to get into real estate.


I saw that

I saw the end of the webinar and was wondering if it was really a strategy. You can get roped in to a lot of these programs if you're not careful. I just wondered if anyone had done this before so I could a little insight.

Bird Dog webinar

I saw the same webinar and the system looks interesting but I don't have the money to buy the system. I am done with webinars because even though the products they are selling is probably very good and informative I don't have the money to buy them. I know people need to be willing to invest in their success but for crying out loud, quit telling me you started out with 38.00 in the bank and then charge me 997.00 or more for some Cd's, books and Dvd's.

Ok, I feel better now, I just needed to get that off my chest. I'm determined to become a real estate investor if it's the last thing I do, one way or another.

The Webinar was ok

It was just another pitch-fest for another system. Good info to whet your appetites for what they are offering. A lot of modules of information and of course the bonuses. The only thing that was of interest to me was the legal docs that Chris M had done (he is a lawyer also) in order to protect the investor and the birddog and the permmission form to present at the auction, also there was a doc for joint ventures.

If you want to spend money on the system, best of luck. I won't do it anymore. I have all of Dean's books and will probably learn from the school of hard knocks. The DG site has been the best information resource to date for me.

I was actually interested in that. It actually seems like a pretty amazing strategy. Just wish I had the 1k to take a chance on it. If anyone one here has opted in please let me know I would love to know what your take is on it. At least you know the people you will be working with are serious buyers. They supposedly front the money.

I just might take a chance on it if its still available in 2 weeks:)

Auctions

Shaun . There are several types of auctions . You've run into the closed auctions so far. LOOK for the open ones . Sometimes you will see on the ad the words, open to the public or something similar . To answer the other part of the question, yes it can be done but watch yourself . The one method is to approach the individual that got the winning bid if you have done the research to find that that person got a super super deal and see if they might want to sell it and go from there . I have only observed it happening.
