You can use a lawyer or a title company as far as I know it also depends on the state laws. some requered you to use only title companies I think.

closing the deal

Yes, depending on the state like in Oklahoma, it is very important to use a title attorney or title company. You want someone to go through the abstract and make sure there are no outstanding liens against the property and unpaid back taxes. Depending on the deal, I normally recommend to get title insurance.
