Possible Deal - Income Property

Due to relationship with the Broker, I have first-dibs access to a duplex that brings in $3400/mo in rental income.

The estimated value is $475k, approximately.

Just got started in the 30 Days program (within RBBP), and so I don't have many investors yet. Need to know the best way to proceed with this...

The sellers had an alleged cash buyer who tied it up for $360k, yet he couldn't get the funds in, and so his deal is falling through today. Therefore, I have one day to flip this. How do I do this????
