Does anyone know where I can find a RE "Finder's Fee" Contract?

Here's the situation. A lady called be after responding to one of my posts after seeing the website I created using the free one that Dean provided. Unfortunately, she had no intention of buying a home, but looking for one to rent. After speaking to one of my coaches, he recommended that I do a "sandwich-lease option". However, the lady didn't seem to be keen on the idea of a Rent to own option. She just wanted to rent. In this case, I think it would be a better idea for me to collect a finder's fee from the landlord as for providing him with a tenant. The lady is willing to sign up to a 3 year lease, but wasn't planning on ownership. So if someone knows of a good Finder's Fee contract for this situation or knows of a good strategy I could use, it would be greatly appreciated.

Is this true?

I just got an email back from a property manager about inquiries about the home she had for rent, and says that only licensed real estate agents can collect "Finder's Fees"? Is this true?
