Yep, there are plenty of free ones out there on the internet. Just Google it, then pick the one you like. Or, download a couple of them, then "cut & paste" one together that has exactly what you're looking for.

It's a great tool to use to help analyze your deals (and did I mention it's FREE)! But, you really should spend the $97 and get the full premium edition! IT'S AWESOME!!

I would call your investor friendly LOCAL title company and ask for the forms they use. Ask them the steps you need to do a subject to. Also, call your local REI club and ask where you can get the forms and the training on how to legally do a subject to.
Then of course you need to find a motivated seller that does not need to cash out. That is not upside down and that you can make money on by renting and or flipping. They will take payments and the numbers work. Not to much rehab/remodel needed.
Finding a qualified tenant is also a must. Not just some one that can pay rent, leaves with no notice and trashes the place!
Until you find that needle in a haystack, contracts are really a moot point.
