What is a flex option contract?

WHOLSAEING CONTRACT FOR INVESTER

Can anyone tell me how do I go about handling this deal with a invester?should I get a sighned contract between him and I for getting him the deal and me getting my 2500.00 for getting him the deal? Ijust do not won't him finding out the propertie address and skipping out on me. THANKS DOC
