OK, help! I’m walking “by faith”. I attended some of Dean’s training (all stellar by the way) and now I need to make some money to meet my goals and pay back money borrowed. I’m hoping that my new DG friends on this site can help me with my next step:
I placed an ad in craigslist stating that I’m an investor looking to work with a real estate agent who owns investment property (so presumably they know how to work with an investor).
I got one reply and finally spoke to him on the phone just now.
I will present the basics of the call, and ask what you think is my next step. I was fearful in doing this because I haven’t done this before and feel better now because I’ve done this; but now what?
After a brief chitchat, I asked how long he had been investing and he stated since 2005, and works with several investors.
I stated that I want to buy, fix, and sell property and turn a profit of about 15 to 20 K with each and asked where the “hot spots” were in the area, and where are the investors active. I asked a few other questions and got mostly “general” replies.
I stated that I was looking for 3/2 type starter homes and that’s when he asked the question: “How will you be financing these homes”? I was ready for that and simply said that I have partners around the US and money is no problem. I stated that I am a serious investor and would like to put this thing together; with some deals fairly quick- and would there be any way that he could email me 6 to 8 deals tonight that in his opinion are good deals? I told him that I’m looking for houses listed: “as is”, “vacant” and “has a price reduction”.
He said that he would, so now I’m waiting.
OK,DG gang, I cast the line out there and now have a realtor emailing me these 6 to 8 properties. I used much of the script I found in Dean’s books and here at the site. Now can any of my DG friends help to walk me through this and take the next steps?

Great post, I feel like a lot of new investor go through this. Until you have made money for your agent they won't jump right when you say it. So it will take work of following up with your agent to get those listings. Also you will need to do the same thing when you are looking for comps.
Also i would call out to other agents, don't just settle for just one. There are tons of agents that you can work with. When you find the one that responds well and helps you find great deals then you want to keep him going and make him some money.
Now you are finding good deals, make a ton of offers you will get them if you keep going.
Great job, keep up the good work.

Thanks for your reply Mike. I also glanced at some of your investing journal post and will look more when I can. I do feel good that I did communicate with this agent, but now I see that he has not emailed me anything to look at. Hmmmm. Probably not the guy.
But I will continue. I am a fish in water. I am where I'm supposed to be. I will learn this and make money doing this and get my freedom to do, have, and become what is meant to be.
