Why would you want to hire an attorney to do an Assignment?
You simply have the new buyer sign the Assignment Agreement (I do it in front of a notary, just to make the buyer feel better), give buyer a copy of the contract they are assuming, get your assignment fee and then take Assignment Contract to the Title Company.
Easy breezy and much lower cost.

Sounds pretty straight forward to me. If one does assignments outside of their local area would you fax/email the agreement to the buyer and ask them to fax/email back the notarized copy or is this something you'd want to mail using nextday with a receipt of delivery? Thanks in advance.

You are correct. It is very straightforward.
Ck with your Title Rep or whoever will be doing your closing in your state and ask them if they need the original. I would think that an original may be needed because often the notary used a seal and that wouldn't convey very well through fax or email.

You really need to fill out your bio more fully. That is the first place we look when you ask a question and we assume if you haven't filled it out, you must not be real serious about this business.
This is an excellent place to network and the bio is something that is COMPLETELY controllable by you.

Sorry im really new at this . i thought you would get the house under contract?. Does the notary draw up the contract for the seller. So i go to the notary and tell them i would like to get this house under contract and they would kno what type of language to put on the assignment of contract?
I am going to show you some tough love here. You have to do things in the right order if you want to be successful here. If not you are going to get totally frustrated and just give up. You don't want to do that!
The first thing you MUST do is read Dean's books. Probably at least twice. You CANNOT just go out and start putting things under contract until you know what you are doing or it will not work!

The Assignment Agreement is one contract and you make an area on the bottom half for the notarization.

i would use the Contracts forms that they have on deans site right? then go to a notary to have it be offical ?
