Can anybody tell me why it is written: "As is, Where is!" I mean I understand the as is, and that you could move a house, but that is a more rare occurance, so why the "Where is" on the end? This has just always made me wonder....... Thanks for any help! Tammy

I think the "Where is" refers to the property's location?
I know it means buyer beware essentially and that the home is sold in as in condition where it is presently located, just wondering why the Where is is really put in there. Maybe from some older tradition?

This is a common term used by banks or other entities who have acquired propery and have not verified anything beyond the written instruments in their possession. It means simply, they do not know anything about it's conditions, the property lines, municpal violations or plans. Pretty much all property is sold this way but without that wording in the marketing. It also means they are not intending to fix anything unless required bu law to convey title
That makes a little more sense when you talk about property lines. TAmmy

This could also include the location on the flood maps and whether it is located in a flood plain, on wetlands, land contamination etc. Since the lender has never lived in the home, there is no way for them to create a disclosure so they sell the properties "As Is, Where Is" - Buyer beware and do your due diligence.

'where is' can mean a lot of things, as Simon and Yoda have commented above... but as we know, ultimately, it's all about the liabilities... sellers are making sure buyers cannot come back and sue them... properties that are near water, where the land can be reduced or worse, disappear come to my mind?
