Just got my first accepted offer today!! 09/01/2014, awesome way to start the month. It was actually the first offer I put out since starting again in REI August 2014.

I found this house while driving a very HOT neighbordhood yesterday. Saw a FOR SALE BY OWNER sign on the front so wrote down the address/number. Spoke with them yesterday and said I'm an investor and am interested. Ran the numbers/looked at comps and called them this morning with a verbal offer over the phone. At first, seller was asking $107k. House is move in ready, no repairs. So I made first offer at $90k all cash, 30 day close and 14 day inspection period. They called me 2 hrs later and countered at 97k. I said give me 20mins let me call you back. So I called back and we settled at $95k! The house ARV is $120-140k, should have no problem getting rid of it within this week!

So far I have posted on postlets, Zillow, Craigslist, made calls, I am about to send out an email blast and then go to Home depot buy some bandit signs and put 10-15 signs around the area. If anyone has any more or better ideas how to market this property please let me know!!

Did you create a buyers list first, you don't have to but it makes it so much easier if you do, so when you find a property you know your buyers will say YES..
All im saying Gabriel is if we have 10 cash buyers and we know what they are looking for such as profit,area,finished or rehab all we do is go find what they want and BINGO on to next deal..

Yes definitely. I have a small, but growing Buyer's list. I called some of them today and left VM for others since it is Labor Day. Tomorrow I plan on calling them all and attending a REI club meeting in the afternoon and talking to investors there. Before the meeting I also arranged to meet with a BIG investor here in our area and I'll definitely be sure to tell him about the deal also.

I'm also working together with a wholesaler/Realtor who is going to blast to all of his buyers.

Marketing

Been marketing this property hard core since yesterday 09/01/2014. Been making lots lots of calls to other wholesalers and buyers, posted on postlets, zillow, craigslist, went to a REI club meeting today did some networking and plan on calling all of them tomorrow. Found a landlord there who's very interested in purchasing more rentals so this deal would be perfect for him, he told me make sure to call him tomorrow. Will do! Tomorrow I'm also meeting with a big investor here in the area, so definitely going to pitch him the deal and ask him if he has buyers. Thursday I plan on going to a tax deed auction and finding some more serious Cash buyers.
