Does anyone on here have any advice on dealing with an out of country buyer? We bought a foreclosure property and listed it as FSBO. Got an offer within 7 days that was great giving us $19k profit. Excellent! The buyer has said he needs to find a representative because he is out of the country. As long as they have the funds I am perfectly content making the deal. The title is free and clear and we can transfer it once we receive payments.
Is there any issues with completing the sale that we should be aware of?
Appreciate any advice.

Just be careful since it's hard to verify they are a real buyer. There are lots of out of country buyers, but there are also a lot of people that talk a lot. Make sure they overnight you their non-refundable earnest money in US Dollars, or they can wire it to the title company (or whoever is closing for you). Wiring funds can be done from just about any country in the world.
One thing I've learned the hard way is that the deal is not locked up until you receive that earnest money. Don't let them talk you into delaying. Make sure you keep advertising until you have it all locked up with someone. Maybe you can help them find a representative? Refer some people to them. Find out what they need. Ask lots of questions. Google them, check FB and Linked in.
If they are a real buyer, they want to make sure they are not making a bad purchase too, so they would certainly want someone to check out the property.
Margaret, thanks for the advise. I know the out of country scenario can be a slippery slope. I spoke to my attorney about it and I feel more comfortable about the deal but don't want to get burned. I appreciate you taking the time to respond. My wife and I just started doing this back in March and this is our 2nd deal. We are gaining some momentum and hope to keep building.

Like Margret mentioned above, make sure you receive the non refundable EMD when signing the contract. Also, you can put in your contract that this contract is not assignable.

Hire a real estate lawyer to represent you and he'll do the rest including contacting the buyer and arranging/filing all the legal paperwork. For a few thousand dollars, you'll sleep like a happy baby at night.
P.S. - Everything else is immaterial, irrelevant, and unnecessary.
