I'm about to make my first offer!

I was looking on craigslist and I found what looks to be a very good deal! The seller is wanting to go back to school and needs out of the house to have no obligations. It is a 3bd/1ba that has been remodeled. Seller wants 40k(apraised @ 55k)and says she will take offers. I will offer 25k.Wish me luck because lord knows I need to complete my first deal.

Good luck with this deal. Just make sure you do your due diligence and make sure the numers work and the property is in good shape.
