What to pay Real Estate Agent

Need Help! I'm just getting started and meeting with a Real Estate agent on monday morning. Can someone tell me what to offer her percentage wise. I reside in New Jersey and she mentioned 5% over the phone. I am thinking she will get a percentage on the equity after all fees are paid. Can someone please enlighten me on this subject?

Welcome to the DG website. As the buyer, when you purchase a home, the seller of the home pays the commission. Sometimes a commission is split between the buyer's agent and the seller's agent. So, for example, say you put in an offer on a homne and the home has a 6% commission that is offered to the real esatte agents. Usually the agents will split the commission at say 3% to each agent. If the listing agent is also the selling agent they usually get the entire amount, in this example the full 6%.

Thus, for your agent she would probably have to be the listing and selling agent. You do not have to pay her the difference or if her commission split is less than 5%. Find out the normal commission in your area and may be interview some other agents as well. You can find out a lot by making some phone calls or sending a few emails.

If you are buying a home to resell and flip, always factor in the normal commission as an expense to sell the home. Thus, if the normal commission in your area is 6%, Factor in the 6% as part of your expense for selling the home.
