Real Estate Agents and Assignments?

I am new to REI, still looking for that first deal...I decided to do a few assignments first, but am having trouble finding an Agent comfortable doing them with me. Do I NEED an Agent to submitt offers to owners/agents? If I run some comps, check out the property, crunch the numbers, and have an interested buyer; I should be able to close w/out an agent, right? I would hire an attorney to make sure I have everything included in the contract on the legality side, however. Any feedback is appreciated.

It is not necessary to use a real estate agent in a transaction as long as the seller has not employed a realtor to sell their home. If the seller is not working with a realtor you can make offers directly to the home seller. You both can work on the transaction together. If the property is listed for sale you should have your own real estate agent, preferrably a buyers agent that completely understands what you are doing.

When closing on this deal if you are in an attorney state, you must have an attorney to close this deal. If you do not need an attorney, you should contact a local title company. One or both of these could be needed when closing a real estate transaction. I hope that this information helps!
