That is a great question. When investing in real estate there are potential risks. If you are able to take advantage of a situation and make it a win-win transaction for you and the seller, then making a profit will be a mute point to them. If getting rid of this house is the main issue, you will look like the answer to their most difficult problem! They may not want to know if you made money or even how much money you are going to make off of this deal. Try and keep them focused on their problem, and let them know that you are trying to help them, that they should only follow through with this deal if they are comfortable.
