Thank You for responding back we are trying to get our forms looked over while doing a free consultation but a lot of lawyer were saying it will take longer but we don't have the money any suggestions.

Talk to investors at a local real estate investment club, I think there are a couple of people on this site that run REI clubs in California! They will know what is legal there.
