Howdy y'all, Yes, I'm real new here in this biz. My question is about doing my presentations to my investors. Initially, we'll be doing flips. They're new to this also, and so I'm looking for a simple form that will simply and clearly explain the deal. What I mean is, is there a generic form available that I can just fill in the numbers for each deal? It will help them get a better idea of what is likely to happen with the deal so they can have an acceptable level of confidence. Honestly, it'll help me to keep it all straight in my head too. On the form, obviously, it'd have places for entries such as purchase price, FMV, estimated amt. for repairs/upgrades, various fees and transaction costs, insurance, marketing?, sales price, profit, split, etc. I've searched in the forms and docs and haven't found anything like that. Is there such an animal, and if so where can it be found?

If you are approaching family and friends that know nothing about real estate, just remember that they are lending to you. (not a project) You can go over numbers, but at the end of the day, they'll do it because they trust you.

Hey thanks for the tip about the REI guy named Patrick. I'll try to sort through his site and find that presentation.
As for my investors they're not family. I actually have never met these investors face to face, or even spoken with them. My partner knows them from a previous business before REI.

If you and your partner plan to split things 50/50 you can draw up a joint venture contract explaining who does what and who funds what---
An executive summary may be able to show potential profits that laid out and self explanatory.

I am at precisely the same place as you are with your investors, having gotten a couple of deals to the point where I need to make a presentation to my investors/cash buyers in order to close. One method I will be using that comes highly recommended by some of Deans top students is the simple Pro Forma one or two page spreadsheet detailing all the "investor candy" such as ROI, FMV, ARV, etc!! In the 30 Days to Quick Cash program of RBBP, Mentors Chip and Andrea Weule and Chad Merrihew both use the pro formas to market their deals to their investor/cash buyers.
