I had an offer from a seller, sounds like a very good deal:
He had 12 Single Family Houses, some are with tenants. Market Value range from $30k to $50k each.
Also, 43 City-Urban Parcels. Most of the parcels have 2-3 lots each. Market Value range from 8k to 10k, each.
He's asking $50k for all!!!
One of the houses comes with Oil rights! Not much earnings, but, hey its a killer deal.
We can easily sell the houses $6k each and parcels for $1k each: $115k sale, profit of 65k! at least.
He had Title on each property, not Deeds, Titles!

Where are these properties located? If the market value on the houses is actually $30,000 to $50,000 and the can be lived in why not sell each one for $25,000? That is $300,000!!! Then there are the parcels just say $6,000 (you said 8,000 to 10,000 each)that is $258,000. That is $558,000 worth of houses and parcels for $50,000!!Wholesale the deal at 50% of market value = $275,000! Ask yourself if you believe your own numbers. If you can provide the info that proves the market value I will pay $50,000 in an instant. You have a buyer! Me! Just provide the CMAs, appraisals, locations of each property that backs up these market values and DONE deal!!

Hi everyone:
I bought the package of 12 homes and 43 parcels today.
I signed the contract with seller today, and will have it back with both signed by Monday.
I am going to make a short sale 7-15 days, so when i receive the info, please check the properties and due diligence and make an offer.
Sale with be Cash.
So, starting Monday i will release the information.
