Im working on getting an agent to work with but I'm unsure about contracts. Once I find and agent and start submitting offers how can I get the homeowner to sign my contract with assignment clause etc?

Let your Realtor know you are an investor and you find deals for yourself and buyers.

After you get the offer accepted go to "student resources" on DG's web page. Find the "Forms and Docs" window. Open up the "Agreement to Purchase" form that includes the designation 'assignee", fill in your name and fax it to your realtor and tell them you need the form signed by the seller. The form will be an addendum to the standard contract.

Include an exit clause in your agreement to purchase in case you cannot pass the deal on.

Cart before horse

First find an agent that will work with you. Be honest and let them know exactly your financing methods. Be prepared to have to go through lots of agents as most don't want to work with newb's and get caught up with the issue of them finding legit buyers.

Worry about agreements and clauses and such afterwards not much to gather in terms of info and strategy, but have your foundation set first.


Assignment clause

If you make an offer on a property that the owner is willing to accept, the assignment clause is not going to hold it up. Make sure you have 14 day inspection period starting after the contract is accept to have time to present it to your buyers.

Proof of Funds

I have been working with a few Agents , Finally got a REO property under contract with one of them,gave them my pof letter,next day REaltor called and said bank would not accept unless POF were liquid, Also the few different POF people will not show pof until I have an End Buyer on board. I have a list of end buyers,but they wont get on board until they see and or analize the property first. Inspection period is enough time to get them on board,but they seem to want both on board at same time, ???
