When I make an offer....

Do I spell out to the owner what my offer is based on? For example: Would I tell him AFV, less 30% depreciation, less est repairs, less my fee, etc.

Or do I just say....Bam! this is my offer.

Check out Deans Video Blogs #127 and #128.

He walks you through how he makes low offers with integrity using numbers and on a whiteboard. Copy out most of what he says if you would like to use it as a script.

It works like a charm!

I've found that when you are questioned about your offer, I'll explain that the RE market is down X%, house needs X amount to bring it up, time involved, carrying cost, etc on FSBO's

When offering through a REagent, I ask to go with them to seller to present offer, so I can make them understand the offer as in above info

It is FSBO...he got an offer about a month ago just a bit above what I will offer. I just thought I'd justify to let him know the first offer was probably right.

Great job by taking that step and making the offer!! Let us know how it turns out.

As far as info and justifying your offer - The shorter the explanation the better. Keep it short and simply help them understand that with the way the market is right now, they are competing with all of the foreclosures out there.
