Does anyone have an example of the Contract they are currently using to "Lock Up" a property?

Does anyone have an example of the Contract they are currently using to "Lock Up" a property?

Everyone I ask about this tells me that the contract is 'so easy' but yet nobody has actually showed me what contract they use to get a property under contract with a motivated seller.

I think it's very important to know what the contract means, and having all the contingencies and clauses in place that will cover you.

Is anyone using a simple one or two page contract to lock up properties? The State form is 14-18 pages long!

Really, no contract can be used in every single state, at least I have not heard. There is so many minor differences that must be observed in contracts. I have a purchase agreement that is legal to use in Louisiana and it is similar to the one under Forms and Docs under the Search tab. The only difference is it has the state seal on it, has space at the Beginning for all parties' names, and a section at the back to fill in the broker/realtors name if any. Bring it to an RE attorney and they should be able to flesh it out. The one in my state is about 7 pages long, but also has a section for addendum.
