Last week I had made a post regarding a property I was looking to "bird dog" in Pennsylvania. The reason was that this would be my first deal and it was recommended I should start with properties in my locale. After advice from other investors on here, they suggested that I take action on it myself. Enthusiastic and with great help from "Mel" who guided me through the process on what to ask the seller, I got the property down to $15,000 under his initial asking price. After looking over the "Agreement to Purchase" document provided on this website (which I was told was the right one to use) I didn't really have full understanding on what I should fill out and wanted to make sure I had everything covered before I faxed an offer. I went to my local title company here in Virginia Beach, VA and was told that he is only able to help with contracts in VA or FL. I would really like to do one of to things with this, either pass it along to someone else who is able to proceed with this deal and give me a small "bird dog" fee or someone to help me finalize this transaction if they can. I built a rapport already with this seller. He also has a 5500 sq ft piece of land that he is looking to sell a few blocks from this original property. I would also need to understand the "Land Contract" as well. Any help whatsoever would be greatly appreciated. Thanks in advance.

In Pennsylvania? If so, you need to get a title co. from there who will do it.
The contracts from here are fine to use. Did you crunch all the numbers for this deal, too? ARV, etc.?
If I'm not mistaken, the land contract is the same as seller financing or lease option, which is easy to get done. Way to go for taking action, Erbin!

Both properties are in Scranton, PA. From my understanding, the seller says that it's only a few blocks from each other.

The number I came up was what Mel told me to ask. He said to ask for $20k under the asking price. However, the guy wouldn't budge under $15k of his asking price. Mel went passed the property and was able to assess the property value from the outside. I think the guy is desperate to sell but doesn't seem to want to go below this new asking price. In the meantime, I had posted his property on various posting site for his original price (from what Mel said I should do) hoping someone would be willing to negotiate with me. During this time, hoping to get a contract written up from the seller's side and have a buyer waiting soon. I just need help with this. Even if I can't get this deal done myself, I'm hoping someone here would be able to get use of this info. But it would be nice to have an out of state deal be my first deal. LOL.
good job building rapport with the seller! You can ask the coaches at the Success Academy to help you with the contracts. Make the most out of it: call and ask questions! that's what they are there for.
