My favorite way is to take time and call rent signs. Talk to owners. Not only can they tell you what they are renting for but also some history on pricing as well.
It can take some time but it is worth it and you will really know your area.

In addition to calling on for rent signs to gain market data you can also call a handful of property management companies and or Real estate agents in the area who work with investment properties. You can build your power team and also use these professionals and their market knowledge to increase your understanding about current market conditions including but not limited to rent rates and rental demand.
