Newbie needs help

Hey I hope you can set me straight....I placed an ad that says "I buy Houses" ok owners are responding with great urgency.. I have even negoiated deals that were unbelievable! but when its time to sign the contract (which I have a 30 day to maket or walk free and clear claus) I don't know if i'm to sign as the buyer or not.?..should I have an agent represent me? when the owner started talking about earnest money and closing cost , I paniced and told him I'm not really a buyer I just find buyers...This was a Two house deal for $11,000..well he said he will let me know in two weeks 9f he wanted to do somthing like that..(scared him off i think). Just ordered Dean's book but until it gets here can you give me the steps...Are they 1. Make a buyers list 2. get a real estate agent to work with me 3.find deals ???? ? when I do get a deal and sign a contract I have no clue how to sign a contract agreeing to pay earnest money , closing cost when I'm trying to do the "no Money down method.. please help my phone is ringing and I'm missing out on money

newbie needs advice

what roll does the real eastate agent play after you get one? I'm about to sign two contracts on two houses tomorrow and need to know is I should involve my agent or not.

Tax Lien Certificates

I want to invest in Tax lien's and need help.
1) we have a 401k we want to rollover into a self directed IRA but trying to find the right account
2) we have set up an LLC company and have our federal ID number
3) need direction - please help
4) we want to sign up for Steve Johnson / DG tax lien program also

My advice would be to slow down

You want to build a positive reputation with everyone, so you should know a bit more which can be found on this site. You also don't want to find yourself in legal trouble. Just know the basics first.

You have your buyers list right? and someone to turn it over to? Make sure you put your name as (buyer) and/or assigns.. this is important!

That clause will allow you to sign over the contract to your end buyer. You ARE an investor, if anyone asks you are interested in the property, but you have "partners" you work with, and at this point you're not sure if you want to keep the property for yourself or have one of you partners/buyers take it over.

Take yourself seriously.

Read, read, read. Dean's books will tell you everything you need to know!

As far as your buyer you may have scared off, follow up with him next week or a few days let him know you are truly interested in the property, be persistent. If he needs convincing, remind him how you can help him, find his hot buttons, and bring them up. Why is he wanting to sell? Assure him you can get the property out from under him so he can move on in life. What does have have to lose? you'll tie up the property for a few weeks, if it doesnt work you walk away. But you WILL make it work!!

Also, you do not NEED your real estate agent to negotiate your contract,unless it's listed on the MLS by another agent, if it's sale by owner, keep it between you and the owner.IMHO

Slow down

Great comments and advice for you in this thread and on this site. Although you don't need an agent to buy and sell, are the properties listed with an agent currently or did you find them? What is your exit strategy, meaning do you have end buyers to pass these properties along to, or are you going to fix and flip them?

I think you need to slow down, read some posts and some books. There are free forms on this site, in the left margin area.

It looks like you have some under contract

as I see the classified on here. You don't need an agent, but you do need to know what you are doing. Ask the individual questions and read all the post you can in order to move these properties that you have under contract.

PARTNERS, EARNEST MONEY & STRATEGIES

When you present yourself as an investor to a buyer or a seller, you are your own sole business entity. You have to be at a mindset the houses are your property inventory and you buy & sell them as your products. You have partner: the DG family. That's why you posted your questions with your partners/family. One way you can overcome the 'earnest money' is add the SUBJECT TO CLOSING OF SALE that the earnest money will be paid. That way, it can just be deducted from your assignment fee without coming up with cash up front & guaranteed that if the deal falls through, you're not losing anything. Entrance & exit strategies: bring it up with your partners or family - us! We're all investors, someone's bound to pickup on your deal, right? Hope that helps your confidence, u can do this.
