Drew's comments are correct and add real value. Most Realtors do not understand the laws in a state. They often go to get their licenses in a matter of a few days without truly understanding all the nuances.

Most Realtors are taught to be retail Realtor rather than investor Realtors. This type of training makes makes them more difficult to work with.

That is the first time I understood the difference between being a "wholesaler" & being a "realtor". BRAVO DREW! As a new person in this industry I have been asked by so many people I know if being a wholsaler is legal as it sounds like I am doing the same job as realtor, but without a license. I finally have an answer to explain the difference to them & why it is legal.

I now understand: I am representing myself, not the buyer & not the seller, however by adding "or assigns" I am leaving the door open for myself to sell my interest in a contract with the seller, to someone else, if I so choose.

Thanks Drew & Nate, I kinda figured that but wanted the opinions of others here. My realtor is kinda new so I think she still learning just like me. She been very good with supplying me with properties to look at but she had concerns of how wholesaling works.
