If you only had one hour a day....

What would you do to get your real estate business going?

I've thought about this today and how this is a big question for the start-out investors.

If you only had so much time each day to use on real estate, and couldn't do it full-time, how would you spend it?

This is particularly geared toward the veteran DGers for the benefit of the new people on this site.

Vincent, I can't wait to see what this thread brings to the family. I don't have any advice to add at this time. I'll take what the thread offers and start applying it to my daily hour.

Networking is key

and building your buyer's list. Then you can present other investor's deals to your buyers even if you don't have a property under contract. But, spend time on building YOU.

Level of Investor Activity

I would determine the level of investor activity in my area and see if it is feasible to wholesale in that area. Since time is at a premium, you don't want to waste it where there is no low hanging fruit. Every city is different, every city goes thru different cycles. Someone will post "I put out 50 bandit signs and got no calls in 3 months" while someone else posts "I put out 50 bandit signs and get 3 calls a week." "Your Town Your Real Estate Profits"...Your town doesn't have to be where you live. As one investor I know says, "Live where you want to live. Invest where the numbers make sense."


Reading deans books....

The amount of knowledge that you will learn from Deans books will far surpass any other time used toward the REI business. Thats an opinion of course, but Im sure a lot of people here would agree.

Ps. I think hes got ways on here now to get a couple of them for free...

Knowledge

is only a small part of being successful in this. You can read 100 books, but if you don't work on changing YOU and your mindset, you won't make it. I start all my interns with a couple months of MINDSET training. While reading books and such, but unless you build the mindset you're not going to be ready for the obstacles you will need to overcome. We ALL have them, and there is no getting around them except meeting them head on and taking the bull by the horns.

Yes, read the books, join the success academy, get the knowledge, but don't neglect the need to work on your self Laughing out loud

one hour a day

You can buy all the gear to exercise but with out taking the actual action to get out and exercise its just a thought or a dream, follow through and take action so you can grow, the seed has been planted now you need the rain and the sun through action to make it grow.No one said it ways going to be easy and thats half the fun to see what your able to do and sticking to it making changes when needed to get there.No one plants a seed and have a full grow tree the next day, it takes time, effort and action, oh how you will grow and its really fun, Jim

One hour a day is plenty of time!

to find a great deal and put it under contract!
Take different routes when you drive to and back from places you go to anyways, and look for abandoned and distressed houses; then mail letters to sellers. Ask your realtor for expired listings and listings that have priced reduced, say 'as is' and then put in as many offers as you can within the hour!

Once you have a great deal under contract, you'll have many buyers knocking at your door!

If I only had 1 hour a day I would ...

Build one heck of a team to get the work done! Spend your hour a day for the first few months putting a team together ( Agent, Interns, bird dogs, Title Co., Mortg rep, etc...) that can do all you need done.

Building a POWER HOUSE team will enable you to spend that hour a day sipping iced tea and doing something you enjoy.... Like learning all you can about REI Smiling
