...but I can't seem to find a title company that will. I was told that a dry double close is not possible here, but if Matt Larson said he does them dry in MI, I know it's possible.
Anyone know how to find a title company that will do dry double closings in MI?

I would recommend you keep calling as many as it takes to find one. Also if you have anyone that you network with such as other wholesalers, REI members, or buyers you could just ask them who they use. If you don't have any network contacts yet you could always just google that and try to read other investing message boards and forums to get that info. I spent at least a few hours the other day looking for that perfect Title company that could help me. Just keep calling...

Thanks for the information. Just to make sure I understand though, I am limited to title companies within 15 minutes or so to my investment area because the sellers and buyers I find will have to meet there in person, right? Or can they do everything by fax/email?

From what I gather every state has their own rules about how this can actually work. You will want to ask a local title company what is required in your area. I live in WI and when I bought the house that I currently live in I never actually met or talked to the previous owner at any point. Just ask the Title company what most people do and they will guide you on what can work best for you and your investors.

Great info on this thread, yet another reason to have the DG family working together. I've seen that even within the REI world you will encounter a few road blocks in the form of other companies or investors that claim to do REI day in and day out that you "cant do that". Well time and time again DG.com and its people prove them wrong (in a good way). Thanks for your title info Karen.
