Just wanted to know if any knows how to work with commercial investors and if we as wholesales can benefit from this? What are the right questions appropriate to ask? Are all commercial investors the same or broker investors are different from private investors and how. I need your professional suggestion because I get a lot of those In my e-mail nationwide.

Hi Vida,
I would encourage you to stay with residential real estate investors to start out with since you are new. Commercial investors will make you work hard and the only thing you can do is bird dog deals to them unless you got 20% to put down to tie the deal up and usually we are talking about a large number of money here. You can ask them all the same types of questions to get them qualified, such as:
1. What area do they invest in?
2. Price range?
3. Vacancy rate?
4. Cap rate?
5. Do they want distressed or rehab property?
6. Will they pay bird dog fee's?
I am sure there are more questions you can ask, but this will get you by.
