Have you read Dean's books?
Because there are A LOT of Golden Nuggets there that
tell you exactly what to look for, what to avoid,
and how to attract and keep real estate cash investors.
Really, there is no easy answer. We have to educate
ourselves. When you have other investors/cash buyers
they will TELL you what they want.
I am building a profile for my cash buyers with their
specific criteria. That way I know exactly what to look
for when I look for deals for them.

I when I asked he said there was no price, no city, and his group was pretty much looking for anything in state that was a good deal. I don't even know where to start. I'll probably follow up and see if he can narrow down exactly what I should be looking for.
Did you ask him what they are wanting to do with them? Buy and hold? Fix and flip?
Are they wanting SFH or multis?
Are they wanting upperscale neighborhoods or lower end areas?
Find out what he considers a good deal. How deep of a discount on ARV, etc.
If you find a good deal, how soon can they close? Are they liquid? Or using PM or a HML?
How many can they handle per month?
Ask him to tell you about some of the best deals he has done. Everybody loves to brag. That can give you a little more insight.
Ask to see POF. Often, new investors feel uncomfortable asking for it, but if he is a seasoned investor, he will not be insulted. You don't want to knock yourself out finding the property and find out he was blowing smoke.
Don't be afraid to ask questions. It will actually just make you sound more like you know what you are doing. By him being so vague, it sends up a bit of a red flag.

The answer is your question of what the investor wants is; a question. The question is "What is your criteria?".

Just tell them, "I would love to find properties for you. Since this is time consuming and I have a lot of people looking for good deals right now, I DO request Proof of Funds in advance. A bank statement will be fine. Feel free to cross out the account numbers ahead of time."
Be very confident when asking. Act like it is no big deal. As I stated earlier, a seasoned investor will have had to provide POF before and will not be insulted. If they act hoity-toity about it, they aren't real anyway and you've saved yourself some time.

The more you are on here, the more you will get to know whose advice to listen to and who has just read the books and is reciting. Get to know who the right persons are because all advice is not created equal.
