Wet Basements and Crawlspaces

Dampness or water in basements and crawlspaces is the source of more complaints from home owners. The strategy for surface water control, or grading, is simple. If the ground slopes down away from the building, surface water will run away from rather than toward the home. If the grade slopes toward the house, water will accumulate against the foundation walls.
Basement window wells and exterior basement stairwells are natural collection points for surface water. Grading should be down away from these, so surface water is not funneled into basement window or stairwells.

Great post

This is a great post. That is a very common problem in my area. Its often such an easy fix if corrected before to much damage is done. Thanks for sharing we have done grading to two properties and it has done wonders:)

I am glad you found this helpful. Wet basements are some of the most common issues I see when I do home inspections.
Extending your rain gutters away from your home and a proper slope away from your home, are two of the most vital ways to alleviate wet basements. These are such simple ways, yet many home owners and rehabbers don’t take the time to do it right and eliminate the problem and do it right the first time.

Dampness

Yes it is a great post. Dampness can cause all sorts of other porblems including mold intursion. BAD STUFF Mold!

Speaking of mold and dampness

Under my house guess that is the crawlspace, my vapor plastic barrier is about 20 years old and I was told I should replace it. We get a lot of rain here as well. I have Angie's list, but who should I look up to replace this. I heard the sheets shouldn't be more than 6 to 8 feet wide so they can lay it properly, otherwise it bunches up. Any more advice? Thanks for any help. I don't think I am hijacking the thread.

Oh, btw we had homeowners put in gutters, but this seems to actually be sending more rain under the house. We are thinking about removing them. Someone also laid the concrete wrong and we had to add concrete to move water away from the home. Still we need a new vapor barrier.

Mold & Dampness

It is true. You should replace your vapor plastic barrier when it becomes 20 yrs. or more old. It begins to crack and become very brittle. Totally replace the barrier, by removing old and placing new. A thicker barrier will cost more, but will be a better barrier over time. A local handy man can do this simple job and you should get a recommendation from your local REIC in your area.
Your rain gutters need to have a black flex pipe that takes the water away from the home all together. Now that you have the water all coming down in more concentrated areas, this is more important than ever before. You can obtain the black flex pipe from your local home improvement store.

Rain Gutters!!!

I just want to address the issue about the newly installed rain gutter.
Rain Gutters installed properly can make life a dream. You have all the rain controlled and placed in designated spots around the house. The problem with having all that water in a few areas can cause major water intrusion if not diverted away from home. When I say diverted away, I am talking about the black plastic extensions, that can be buried underground and popup in the grass, about 15-20 feet away from home. This will keep the water from re-entering the house. I hope this helps.
