I posted this comment after the live-cast, but I thought it might get more face time on the forums.
Matt mentioned the three preliminary criteria: vacant, as-is, and price reduction. But I wanted to make sure that we are looking for properties that only have ALL THREE of those criteria and not just one or two of them, correct?

I actually think any one of the three would signal a motivated seller,and I think that is what Matt is trying to get across.

You will know you have a highly motivated seller when you have all three, however, sometimes we have asked our realtor and there were none, so we had to settle with a couple of them. Being vacant works highly in your favor, because it is easier to show the property to new buyers and because the seller is probably highly motivated to sell because of having more than one mortgage that he/she is paying. I would always shoot for vacant as being on the list when you are wholesaling if at all possible.
