This will likely be the first opportunity to examine the house without furniture, giving you a clear view of everything. Check the walls and ceilings carefully, as well as any work the seller agreed to do in response to the inspection. Good bit of info. I have found up here in upstate New York, that it is tricky looking for leaks in the basement during our winter season which lasts for about 6 months. also the older the house (20 years plus) the more you will find to repair. Just some added info to a good post...Jan
You are exactly right! You need to bring these issues to the attention of the seller or it will be your responsibility to have them fixed. This is profit out of your pocket.

I am also finding rooms and basements that are being completed without building permits. I can always tell when a permit was used or not. You can see the violations from a mile away. With a permit a city inspector must come out and inspect before owner can occupy. Any violations will need to be fixed and a lot of the violations are being passed on to the next owner and it will be left up to you to get fixed. This becomes your responsibility.

All of these things are important to look at when buying a home. These issues need to be addressed in the inspection period. Repairs need to be requested by the buyer and approved by the seller during that time. If you locate the problem at the final walk-through, and it was not negotiated during inspection period, it is too late.

You can also request the seller to produce copies of the permit that if they don't have any longer is usually on file at their township. If they can't produce it then it becomes their responsibility to correct the problem. Continued success.........Lubertha
