The first thing that you will want to do (and you may have already) is go talk with the manager of the park. You have to be approved before you can take ownership of any park that will be in their park. Make sure it will not have to be moved. Also, before you can sell it to anyone who will be living in that park, they will have to be approved. The manager will be able to fill you in on all the particulars.
You also want to ck to make sure there are no taxes owed on the MH.
Sounds like it could be a great deal! It fits right into the "sweet spot" for what to look for.
What is your exit plan? Are you planning to do owner finance? You can make a LOT of money on these!

Yes I was thinking of selling with owner finance. This is an old place. Just found out it is 2be/1 bath 10 x 52. I have talked with the park Manager and everything is paid in full. No Taxes on the Mobile home in that State, so they are paid up.
Insurance---I am trying to get a quote on that now. It seems this state, the Insuarance companies are very picky.
Trying to find an end buyer now.

MAY be WHY this is FREE...check the Manager of MHPark as Karen said.
Also check lot rent rate and what included, utlities,trash, park lighting,etc and go TALK/ASK ppl who LIVE there.
Just knock on the doors and say:

Great idea. I really really like it. If I was in the area, that would work, But I am over 1000 miles away. This deal just fell into my lap and I am trying to make something of it. I was not prepared with any buyers in that area. I am running a quick CL ad as well as looking at CL for somebody looking for a 2 /1 home on a with owner finance.

The 10' ones are harder to sell. As far as taxes, MH are usually licensed like a car. I would ck with the proper authorities to make sure the prop taxes are paid and not take someone's word for it.
Two excellent books for MH Investing are Deals on Wheels by Lonnie Scruggs (considered to be the Godfather of MH investing) and Adventures in Mobile Homes by Rachel Hernandez. I bought both on Amazon. They tell you EVERYTHING just like Dean does. They also have ck lists in the back for your due diligence.

look at google trends first..Mobile home sale are crappy right now. I have been trying to sell one for two months with owner carry and it is now moving..Have it posted everywhere as well. Trust me i know how to market and nothing...so think hard before you bit. Ask manager for a list of what has sold and what the asking price was. how long on market..Keith
