Below is a sample letter that has been very effective...I've found that I get better responses with a yellow postcard, because the receipent is going to read the message without having to open a letter.
Dear
After reviewing public records, I'm contacting you because you may have a property that needs to be sold quickly and/or with creativity depending upon your situation. I am not a REALTOR so I'm NOT looking to list your property however, I'm very interested in buying your home.
I'm a cash investor and I have other cash investors that are sincere in purchasing your property. I look forward to hearing from you soon and don’t hesitate to give me a call for any questions or comments.
