Adding up squarefootage of a home

My dad and I were starting to work on comps and have run into an issue, adding up each rooms square footage the numbers with the rooms don't add up with the total square footage I believe that some stuff wasn't accounted for on the listing b/c it didn't say anything about bathrooms. But anyway, our question was for when adding total squarefootage for a house does that also include bathrooms and unfinished basements? Thanks in advanced for any helpful information we get.

Does not include any unfinished spaces. Just look up the property on your county auditors website and go off what they have it listed at!


Right! No need to do this yourself

It can be found at the county website or online usually by typing in the address, and zillow and trulia often come up and list the square footage as well.

Permitted or not

If there is a discrepancy in the square footage, it may indicate an addition that was not permitted.


or was not properly recorded

sometimes additions are done with permits, however they don't get recorded properly...
if the discrepancy is large, you can let your prospective buyers know that county shows x sqft, however; measurements show x sqft.

Square footage

You'll find that many times agents use the tax records for their listing. And just as many times the tax records are inaccurate. They could have put on an addition permitted or otherwise, and it may not show up, or when they built the house, there could have been small changes that effected the size and the square footage recorded was off of the basic plans, not the amended plans, It depends on the people working for the county.
As far as basements go, we always count it, finished or not. We just disclose whether it is finished or not. Because there is value in a basement.
